Mortgage Rates to Be Thankful For

Finally, some good news for the mortgage industry! The Federal Reserve and Federal Home Loan Banks announced that they would purchase up to $600 billion in Mortgage-Backed Securities (MBS).  This has caused interest rates on 30-year fixed rates to drop below 6.00%.

If you have been on the fence about buying or refinancing a home, now is the time to act.

Good News for All

Is E-mail Your Friend or Foe?

E-mailSeveral years ago, I was a sales trainer for a good sized mortgage company. One of my favorite training topics was the use of everyday items that we all already had; e-mail, cell phones, Excel spreadsheets, etc.  I was reminded of this today when I read a post by Leander McClain about a recipe to try for the fall season we are in. Did I print the post out? Of course not! I emailed it to myself.

Consider these e-mail tips, most of which are not too advanced for everyone's use.

  • CLEAN HOUSE: I must preface the below tips by saying - CLEAN UP YOUR IN-BOX.  E-mail is truly priceless if utilized correctly.  Spend an hour or two and go through your in-box.  Delete, print out, categorize and store.
  • Folders: Anyone who uses email and doesn't have folders set up for various catagories is insane-in-the-membrane.  Find out how to create a folder and create them for things such as; clients, personal, on-time, properties, taxes, bills, receipts, etc.
  • Keeping notes:I don't know about you, but the best place for me to keep notes is in my e-mail. Sit down and type yourself an e-mail.  That's right - address just to YOU!  Keep your to-dos, recipes, reference items, passwords, etc. stored in the new folders you created.
  • Follow-Ups: Carbon-copy (cc:) yourself on e-mails that ask another person to do something.  When the e-mail comes back, drop it in a "follow-up" folder that you can systematically check once a day, or you can place it in your calendar for follow-up if it is time/date-specific. I suggest not putting basic items on your calendar for reminder if not time/date specific.  You will only frustrate yourself as you delay action on them. 
  • E-mail syncingBetter use of the Calendar: Did you know that in Outlook you can drag and drop an e-mail into your calendar? You can even drop multiple items into a calendared event so that when that meeting comes, everything is there just waiting for YOU.
  • Reminders: When utilizing your calendar, set reminders to pop up.  You can set them up for 5-minutes ahead, or even 2 weeks ahead.  EXAMPLE: I dropped my son off at preschool a few weeks ago and there was a sign up sheet for a Thanksgiving party.  I chose to bring paper plates.  So, knowing the incredibly forgetful person I am (I've far surpassed ADHD ...), I walked outside and immediately typed myself a calendar event on my phone, put the reminder for a few days before the plates were needed, and before the event was reminded and went and got plates.  One of the wonderful perks of doing this?  Far less stress.  When you implement this type of system, you don't have to remember so many things.  Your trusted system remembers them for you and reminds you only when appropriate. 
  • Syncing your phone: Some of you guys and gals get e-mail to your phone.  I don't.  But what I do is sync my Outlook calendar with my phone.  This way, reminders and events are never forgotten whether placed directly into my phone, or into my Outlook calendar.  It only takes about 20 seconds to sync.

We could discuss another 50 things to do, but I want to keep this simple so the most people can utilize the tools mentioned.  I would love to hear your own systems and uses so we can all boost our productivity. Happy hump-day.

South Jersey Budgets take a Hit

South Jersey BudgetOur counties across America are experiencing budget shortfalls. I knew this seemed like something I had heard when I read a recent post by Lenn Harley.  So to verify, here is a local post from South Jersey's Courier Post about South Jersey's own shortfalls.

Here are the current estimates ...

  • In Camden County, the budget gap is about $5 million
  • In Gloucester County, the gap is about $4 to 4.5 million
  • In Burlington County, the gap is about $3 million

Unnecessary Expenditures

Thankfully, each county seems to have a plan to curb spending, such as cutting overtime for workers and cutting what some officials consider "unnecessary expenditures".  Of course the question begs to be asked ... If they are "unnecessary expenditures" then why are they there anyway???

The common theme to the budget shortfalls is real estate related.  Let us hope their optimistic outlook and budget cuts are realistic and helpful.

Reverse MortgageI just had one of those wonderful situations where you see the twinkle in someone's eyes.  A financial planner partner of mine had referred me to an older couple, ages 78 and 82.  Last night we signed the paperwork for them to finalize their reverse mortgage. Let me set the stage for this, because it is a beautiful thing.

  • This couple paid their home off about 30 years ago
  • They have been using a TV antenna for their TV stations for 40 years (not cable or satellite).  They literally only have 3 stations left
  • They had a small mortgage on the home and some credit card debt
  • They were using a home equity loan to pay for life's needs. 

What did the reverse mortgage do for them?  It eliminated their mortgage payments and gave them a very substantial quality of life increase.  Before we were even done signing the gentleman's son made a comment about "Now dad can get a new TV and set up the DirecTV".  This guy worked his butt of and paid his house off 30 year ago.  And now I get to share in the joy of him getting rid of his 30-some year old- barely-working TV, and his 6-foot, 40-year old antenna. 

It couldn't have been more perfectly stated when his son said, "Look at these two ... I haven't seen them this happy in 20 years.  They are like newlyweds."

Some quick facts about reverse mortgages ...

  • You must be 62-years old
  • Have a fair amount of equity in your home (home does not have to be paid off)
  • Income does not affect social security income
  • Income from Reverse Mortgage is not taxed
  • No payments on this mortgage ever need to be made for the life of the home owner(s)
  • The house remains in the owner's name and title is theirs until property is sold
  • When the owner no longer lives in the home, those that inherit the home have 6 months (or longer) to refinance or sell, and they will NEVER have to pay more than the home is worth when selling.  Even real estate commissions and other costs will be paid through sale and will not be required above the sales price.
